Methodology

Real estate industry have taken nowadays an unexpected route, especially after the global Middle Eastern economical changes; narrowing the competition among those heavy weighted investors and stakeholders locally & globally. Responding to those challenging constraints, ICO cultivated a wide spectrum of flexible services catering to one simple objective: to protect and preserve our client's best interests thereby achieving project objectives within budget and time constraints.

We have successfully reached our target through our internal teams in all fields of design connected together with wide communication channels supervised by the project management department to assure maximum global vision for each team individually. We provide our customer with all facilitates to get a real estate property in the best quality ever.

 

Each technical team in ICO is supervised by a consultant engineer, highly experienced in his/her field to assure maximum quality level throughout the entire design phase on all levels. Any project is like a Bermuda Triangle: cost, schedule, and quality; one could say that on a good day, you could hit two out of three, but you never can declare success in all three. Effective project management begins with executive commitment and sponsorship.

On the other hand, our project management team concentrates on the harmony between time and cost that leads at the end to a unique and distinguished product provided that each and every single product has a defined start and a defined end.

- Our project management style is based on the modern strategy for project management that use and place all available resources in the right order to satisfy all the project’s needs in accordance with the project’s priority list at the optimum time to maintain the project’s time schedule. Most projects implementation cut across multiple business units, each with their unique business requirements; the implementation often has differing degrees of priority, depending on the business unit.

  • Role of project management department:

If you search for project management leadership styles on the Internet, almost every expert agrees that no management style is able to fit all projects. Unfortunately, managers who are unable to be flexible, trustworthy, open, and inspiring may have a combination of the varying traits of management styles with no clear definition to guide a team. ICO selective project managers keep a special leading style specific for every project or “choose the correct club for the shot,”

  • The P.M. will be mainly putting one target ahead, which is the interest of the owner and extremely concentrating on the fulfillment of the requirements needed for the project.
  • The P.M. will supervise the preparation of :

           1 - Preliminary and schematic designs

           2 - Construction and execution documents

           3 - Bidding and tendering works

The P.M. will be also in charge of preparing periodical coordination meetings between the architecture, structure and electromechanical teams. He/she will discuss as well any problem that might face any of the involved teams, and to ensure that work is going on progress according to the time schedule approved by the owner.

  • The P.M. will be in charge of collecting the documents from the team’s consultants and deliver it to the owner after revision from ICO QA/QC department.
  • The P.M. will be in charge of having approvals over the documents delivered and check the raised comments with the consultant of each team individually.
  • The P.M. will cooperate with the owner to obtain all necessary permits from Local/federal authorities in order to constantly proceed with the work at site.
  • The P.M. will have qualified candidates to undertake the tasks as a contract manager

After getting the owner’s final approval of the project design concept, ICO prepares the scope of work for the designers, taking into consideration the global time schedule of the project including the correlated permitted activities, time spans and stages.

 

The Preliminary and Schematic Designs:

 

  • After the development of the architectural conception design of the project by our architect and QA/QC departments, the architecture in house team works to produce the primary working drawings under supervision from the architect.

 

  • The remaining teams in all sectors will proceed on their preliminary and final drawings under the supervision of our consultants in all the sectors.

 

Every team will prepare a design report for his specialized design including:

 

  • Design criteria
  • Codes and standards
  • Design objectives
  • List of drawings
  • Outline specification

 

All the owner requirements and documents should be submitted to the owner for discussion, revision, and approval from his/her side after being revised by the QA/QC departments.

 

Site surveying and geotechnical investigation reports when required shall be prepared according to a scope of work given by the consultant. Accordingly we will prepare a comprehensive report submitted to the owner including his concept, findings and comments.

The related report should also include factors and aspects affecting the budget.

The P.M.O. can increase project efficiency through the centralization of services such as staff, supplier, customer and equipment management. Centralizing these services also standardizes how they are implemented, thereby reducing the costs incurred by using different methods on different projects
